This is the independent WEB site for the Society Hill at Piscataway Condominium Association, located in Piscataway, NJ. This site is not sponsored, endorsed, or supported by the Association, the Board of Trutees, or the Managment Company. It is run by a member of the Board of Trustees.

Much of the content from the prior Association's WEB site has been moved here. However, since this site is not connected to the management systems, it no longer supports on-line service requests, reminders, on-line payments and account history, and owner/tenant/vehicle updating.

If you are looking for the Association's official new WEB site, they don't really have one - it's just a payment portal for the monthly fees.

There is a chance the 2025 election will take place next Tuesday, October 21st, 7PM at the clubhouse. Management sent an email a few days ago saying "...we still need additional participation to meet quorum.", however on the second attempt the quorum requirement drops to 40% of the members in good standing. As of August 31st, it looked like there were 86 delinquent units (which I assume will be roughly the case for October), so 40% of (545 - 86) is 183 proxies. I believe we had 189 proxies a month ago. Assuming 15% are delinquent (86/545), that would leave 160 in good standing, which is 23 short of the 183 I am projecting to be required for next week. I can't believe we didn't receive 23 more valid proxies in the last month? My guess is the election will be happening next Tuesday.

Therefore, if you haven't voted, now is the time! If you still have your paper ballot, the instructions are available on page 2 of this link (NOTE there are 2 PLACES WHERE YOU HAVE TO SIGN!!):

If you lost your proxy/ballot or never received it, you have two options. Show up in person on Tuesday October 21st at 7PM at the clubhouse and vote in person. If you do this YOU HAVE TO BE THERE RIGHT AROUND 7!! In past years I told several people to come and vote in person but they arrived a little after 7PM at which time in-person voting was closed! Another one of the dirty tricks..

You second option is to complete the proxy form and name another owner as the proxy holder to vote on your behalf at the election on Tuesday. You can download a copy of the proxy form here:

This will give your proxy holder the right to vote for candidates of their choice at the annual meeting. In the example I show me as the proxy holder, but you can appoint any other owner in good standing who will be present in person at the election meeting. If you do put my name, I will obviously vote for JOHN FAKLA, ZAHID KHAN, and VINCENT MARCHITTO.

If you signed up for electronic voting, you should have been emailed a link to vote. If you deleted the email or can't find it or never received it, contact the management office. Apparently there is some way to get it re-sent. 732-463-3434, or sonia.danquah@fsresidential.com.

In other news, the board continues to conduct business behind everyone's back. The most recent is an attempt at having an internal board email vote over First Service Residential's proposal to modify its contract. I don't understand why it's suddenly an emergency, given there is a meeting scheduled for next Tuesday. In fact, they just cancelled a scheduled Board meeting for this Tuesday in which they could have properly voted on the proposed change. Interesting.

A couple weeks ago there was another Board "meeting" which was originally advertised as being limited to just the Association's insurance property/liability coverage and other policies, but in fact the meeting turned in to much more with several un-announced but clearly pre-planned additional agenda items. The good news was the total insurance premium dropped to about $535k, a decrease of around $200k. The bad news is that the board immediately voted to spend $115k on another new truck to replace two of our remaining trucks which have been deemed "unsafe". My prior understanding was that the next item up for replacement was the wheel loader, which works but is struggling, but I guess that plan changed somewhere behind my back as well.
