RESOLUTION N0. 99-1
ACCESS TO UNITS
WHEREAS, the Board of Trustees of Society Hill at Piscataway Condominium Association, Inc. is responsible for addressing maintenance concerns of unit owners within the buildings located on the Society Hill complex; and
WHEREAS, in reaching a determination as to whether or not a particular
maintenance problem may be the responsibility of the Association or a particular unit owner, it may be necessary for the Association to have access to individual dwelling units; and
WHEREAS, the Board of Trustees is desirous of establishing a consistent policy to allow for such inspections and/or repairs and maintenance within an individual unit; and
WHEREAS, the Board of Trustees is so authorized under the By-Laws and Master Deed of the Association;
NOW THEREFORE, be it resolved as follows:
1. The Association, through its management and/or maintenance companies shall have the right to access an individual unit, upon reasonable notice and during reasonable hours for the purpose of inspecting the unit to determine responsibility for necessary repairs.
2. In the event that access cannot be gained to the unit upon reasonable notice to the unit owner or in the event of an emergency requiring immediate access, the Association shall have the right to take whatever means are necessary in order to access the unit to inspect the same and/or make the necessary repairs.
3. In the event that any damage is incurred by the unit owner as a result of the need of the Association to gain access to the unit, the same shall be the responsibility of the unit owner and the Association shall be held harmless for the same.
